Terms of Service

This portal is run by STRatus Stays LLC of Houston, Texas. By creating an account, or by using the portal, you agree to these terms and to our Privacy Policy. If you do not agree, do not use it.

There are three kinds of account: owner, for somebody whose property we manage; vendor or crew, for a cleaner or tradesperson who takes work from us; and guest, for somebody who books a stay directly.

You must be 18 or over. You are responsible for what happens under your sign-in, and for telling us promptly if you think somebody else has it. A vendor creating an account confirms they own the business or are authorized to act for it, including to sign agreements and to be paid.

STRatus Stays provides property management services and the software in this portal: scheduling, coordination of cleaning and maintenance, owner statements, fee collection and vendor payment.

Except where we book a stay directly with you, we are not a party to the contract between a guest and a property. A booking taken through Airbnb, Vrbo or another channel is governed by that channel’s terms.

Vendors and crew are independent contractors, not employees of STRatus Stays. Nothing in this portal creates an employment relationship, and we do not control how the work is carried out beyond the standard agreed for a property.

Everything about your fee, your notice period, what we are authorized to do on your behalf and how your money moves is in the management agreement you signed. It governs where it differs from this page.

Everything about how you are paid, what you are responsible for and how either side ends the arrangement is in the contractor agreement you signed in this portal. It governs where it differs from this page.

A stay booked directly is governed by the booking confirmation and the house rules for that property, which you are shown before you pay.

Payments are processed by Stripe, and using them means accepting Stripe’s own terms. An owner authorizes us to debit their account by ACH for the fees and costs set out in their agreement; that authorization is given in the portal and can be withdrawn in writing, subject to what the agreement says about settling what is owed. Vendors are paid by transfer to the account they connect. Fees are those disclosed in your agreement, and nowhere else.

By checking the text-message consent box, you agree to receive transactional text messages from STRatus Stays LLC about your jobs or your property. Message frequency varies. Message and data rates may apply. Reply HELP for help. Reply STOP to opt out at any time; you will receive one confirmation message and no further texts. Carriers are not liable for delayed or undelivered messages.

Do not use the portal to break the law, to impersonate anybody, to get at data that is not yours, to probe or interfere with how it works, or to upload anything malicious. Do not use it to send anybody marketing.

What you upload stays yours. You give STRatus Stays permission to use it for the purpose it was uploaded for — a photograph of a finished clean is used to check the work, to show the owner, and to settle a question about what was done. You confirm you are entitled to upload what you upload.

The portal is provided as it is. We do not promise it will be uninterrupted or free of errors. To the extent the law allows, STRatus Stays is not liable for indirect or consequential loss, and our total liability arising out of the portal is limited to the fees you paid us in the twelve months before the claim. Nothing here limits liability that cannot be limited by law.

You can close your account by writing to us. We can suspend or close an account that breaks these terms, or where the underlying agreement has ended. Ending an account does not cancel what either side already owes.

These terms are governed by the laws of the State of Texas. Any dispute goes to the state or federal courts sitting in Harris County, Texas, and both sides submit to their jurisdiction.

If we change these terms we will change the date at the top and, where the change matters to you, tell you by email. Continuing to use the portal after a change means you accept it.
